Top 10 Staging Scripts & Client Phrases

When making suggestions to your sellers as to how to best showcase their properties, always give them the reasons for your recommendations and offer options whenever possible. Below are some phrases to practice and use…

  • "I’m looking at your home through a buyer’s eyes."

  • "We don’t want buyers to get distracted or preoccupied by the décor, collections, personal photos, clutter, etc. We want to eliminate as many of these distractions a possible so that buyers can picture themselves living here."

  • "Living in a home and selling a house are two very different things."

  • Showcase and optimize . “We want to remove your collection of ______ from the room in order to showcase the architecture of the space…(or) optimize the flow through the room …(or) highlight the view”

  • Fascinating or incredible . “What a fascinating collection of _________. That’s incredible! However, just like I noticed them---buyers will too. So it is best to remove them so buyers will pay attention to your home and not your things."

  • “Tell me about that?” Find out how strong the seller’s feelings are about certain items you want to remove.

  • The reason for editing the contents of a home and removing the seller’s"imprint" is that we want buyers to see the space and not the stuff.

  • Encourage sellers to edit or remove items by suggesting that they “pre-pack”---get a head start on packing , in order to keep things safe as well as eliminate anything that might distract buyers.

  • Explain to sellers: “your home will look and feel different---empty, bare, lacking your personality after it’s staged because we want buyers to picture themselves living there."

  • "The primary purpose of staging is to help your home appeal to the largest number of buyers as well as get it sold faster for top dollar."
